DECLARE VACANCY TAX & PAY PROPERTY TAX
The Underused Housing Tax is an annual federal 1% tax on the ownership of vacant or underused housing in Canada that took effect on January 1, 2022. The tax generally applies to foreign national owners of housing in Canada. However, in some situations, this tax also applies to some Canadian owners (such as certain partners, trustees, and corporations). Residential property owners that are affected by the Underused Housing Tax (UHT) have until April 30 each year, to file their returns and pay the tax for the last calendar year without being charged penalties or interest.
Vancouver Empty Homes Tax (If Applicable)
Vancouver homeowners are required to submit a declaration each year to determine if their property is subject to the Empty Homes Tax. Properties deemed or declared empty in the current reference year will be subject to a tax of 3% of the property’s latest assessed taxable value.

BC Speculation and Vacancy Tax
The speculation and vacancy tax is an annual tax based on how owners use residential properties in areas in B.C. affected most by the current housing shortage crisis. The B.C. government announced the expansion of areas where the speculation and vacancy tax applies. Owners in these areas will need to declare.

Apply for the Home Owner Grant - Property Taxes
If you qualify for the home owner grant, you must apply each year to receive the grant on your principal residence. Your principal residence is the usual place that you make your home. It's where you live and conduct your daily affairs, like pay bills and receive mail. It's also generally the residence used in your government records for your income tax, medical services plan, driver's licence and vehicle registration. Your principal residence must be assessed and taxed as an improvement, such as a single family dwelling, a strata duplex or condominium, a townhouse, a manufactured or modular home.
